What to check when buying a property

Get an easy-to-follow checklist of what to ask and look for before you choose your dream property for purchase.

Perhaps you find yourself in a situation like this:

  • You are looking for a property to buy
  • You already found a property to buy and you are going to sign reservation contract soon
  • You want to make sure it is legally and technically suitable and defect free property before you pay all the money they ask you for
  • You want to know more about the property to make sure it is a good deal
  • You want to make sure you know all you can know about the property before you engage into the process of purchase
  • You do not have any agent nor lawyer working for you to check the property for you
  • You want to proceed on your own which is perfectly fine however you would appreciate some help

What would it be like if you

  • know you have asked all questions possible
  • and you have all the answers
  • know all information you can collect about the property in advance
  • are sure it is a good deal
  • are ready for the buying process

Maybe you are looking forward to owning a property. But you are still worried about the whole buying process. The more you think about it, the more you feel everybody will want to take advantage of you. You fear that you may lose money or buy a pig in a poke.

You don’t feel sure about the process. You do not know what to check about the property maybe you have some ideas but you are not sure about other questions you shall ask or other documents you shall collect. You want to make sure not to forget anything.

Those are the most common worries of my clients whom I guide through the purchase of a real estate property. Like you, they were worried about what they would have to do and what they would have to measure up to. They were worried about important documents written only in Czech, which they had to get familiar with and sign.

I do understand you. You are definitely not alone in this.

Let’s face it.

The process of buying a property in the Czech Republic

is not very simple.

And it is not just about knowing the law or knowing the language but also about:

  • Dealing with the estate agent, the seller, the bank
  • Negotiating the terms of the purchase

And most importantly, it is about getting peace of mind during and mainly after the process.

You may be telling yourself:

  • I pay the agent he/she will take care of me.
Be very careful with this as the agent works for the seller who hired him. It is up to you to help yourself if you do not hire any professional to back you up.
  • I have some ideas what to ask about the property I want to buy. However I doubt to know all that I shall ask.
And what if you had a checklist that would tell you what key documents to ask for and what questions to pose before you decide this is the one property you want to buy? And what to watch out to make your purchase safe?
  • I feel left on my own in this.
The estate agent works for the seller because the seller hired them as mentioned above. And a mortgage adviser is usually and understandably only concerned with bank contracts and issues that the bank looks for. How can I make sure I know all to protect me?

How would you feel if:

  • You had a checklist to go though easily to make sure you are doing a good choice?
  • You knew you have asked all important questions?
  • You have collected all documents necessary before you decide and proceed with signature of reservation contract?

The property market is not easy for buyers. It is important to be ready for the transaction.

I have drafted a checklist what to check when buying a property in the Czech Republic. It reflects my experience in the field of real estate. 😊

I am an attorney registered with the Czech Bar Association and I have been guiding my clients through safe purchases of real estate property for 20 years. In my practice, I specialize in working with expats living in Czechia.

I have heard views of clients who went through the same process you will. I have helped hundreds of clients buy their dream property during my career. I have also bought several properties myself. I will be happy to guide you through the process of buying a real estate property. And using this checklist will help with that.

I enjoy seeing my clients’ dreams come true.

What my clients say about me:

I worked with Martina when purchasing my own house and the cooperation was super smooth. Martina is a great communicator, prompt, professional and very knowledgeable in her field. My case was somewhat cumbersome and I appreciate her flexibility and support. I would definitely choose Martina again and would recommend her to any of my friends 😇
Dorina Plugaru
I have received legal review and advisory services from Martina for the purchase contracts of our flat that we're buying from a development project. She has been very quick and responsive to my service requests, all review comments and answers to my specific questions have been very comprehensive and helpful. Strongly recommend to anyone in process of buying a real estate and signing some important contracts for.

Right from the start Martina was excellent. Very clear in all her dealings, competitively priced and thorough in her work. I would have no hesitation to recommend her for property/conveyancing. Fantastic work and nice person too.

What would you say if you had a Checklist what to check when buying a real estate property?

A Checklist that will guide you to ask all most important questions about the property? And to give you information about important documents you need to collect for a safe purchase?

  • That is the reason why this Checklist was created. It will guide you through your stage of deciding about purchase of a property step by step, clearly, succinctly, concisely.
  • You will be relieved of uncertainty, stop worrying about the purchase and start enjoying it. You will understand what is important to know and to find out.
  • At the end, you will stand in your own home and enjoy the warming feeling that you are finally in a place that is only yours. You will feel good about the buying process.
  • You have found a property you like and are going to do a viewing. It is important to make the best of every viewing at the first attempt. I will tell you what to watch out for, what to ask the estate agent, and what documents to ask for to make sure the property is what you are looking for.

You can get the Checklist in a few minutes.

The Checklist is one document that you can print (or print only the part that is actual for you at the moment), annotate, underline, or tick off completed steps in. You can keep it on you to have it at hand all the time and consult it at any time before viewings.
You can print one for every property you go for viewings, fill them in and compare later on when you are taking final decision what property to buy, which one will be the winner for you.
The Checklist is written in clear and comprehensible language. There are no legal complexities in it. Everything is drafted so that it can be understood by any first-time property buyer.

Be ahead of other buyers, give yourself the advantage of knowing and being ready for meeting with the selling agent, with mortgage broker or with the seller himself/herself.

The Checklist is structured into chapters that cover various types of properties you might be looking for:

  • 1. Existing residential unit
Advantage is you can go to see the property, you can step in and feel it. You can try how you would feel in each room and if you like this feeling. This is the base for your decision. However you cannot only follow your intuition there is much more you shall check before purchase. You can use this checklist to guide you.
  • 2. Existing house
Again you have an advantage you can enter the property and feel how you like it from inside. And from outside. However as the property is standing there for years it is not new anymore. It is important to find out as much about the property as you can.
  • 3. Newly built residential unit
There are specifics you shall check when buying a residential unit that is still under construction or which construction has not started yet. Make sure you ask the right questions.
  • 4. Newly built house
The same applies for a house under construction or still being planned. It is good to know what to ask about and what to check before you decide to buy it and wait months or years for its completion.
  • 5. Plot of land
You plan to build a house based on your own ideas and plans. First you need to buy a plot of land that is suitable for construction of such a house. Make sure you do not forget to ask about anything.

Get ready to fulfil your dream about your own property for living.

Start preparing for your purchase. You will have to be quick when you come across the right property. Fortune favours the prepared.

Having Martina on your side is very reassuring, especially as a non-Czech speaking client. Not only is her service impeccable, and her English very good, but she is very reliable and thorough.. always closely staying in touch during the most delicate parts of the real estate process. She is also very transparent and fair with her fees. I would not hesitate to work with her again. Highly recommended.

Martina was my legal adviser during the process of getting a mortgage and purchasing a property. I was extremely satisfied with her professionalism, although my case was complicated. She provided clear guidance and legally covered all possible scenarios how the situation might evolve. Having a very good lawyer that speaks English is very convenient. I would definitely recommend her to anyone who needs a lawyer in real estate business.

Martina guided us through the purchase liaising with the realtor and seller. Everything went like clockwork and we completed in a record time - all parties being very happy with the purchase. Martina was always available to answer any questions and update us on the status; she did a fantastic job and if we are going to purchase again I won't hesitate to contact Martina in a heartbeat!
