What to check when buying a property


Get an easy-to-follow checklist of what to ask and look for before you choose your dream property for purchase.

Perhaps you find yourself in a situation like this:

  • You are looking for a property to buy
  • You already found a property to buy and you are going to sign reservation contract soon
  • You want to make sure it is legally and technically suitable and defect free property before you pay all the money they ask you for
  • You want to know more about the property to make sure it is a good deal
  • You want to make sure you know all you can know about the property before you engage into the process of purchase
  • You do not have any agent nor lawyer working for you to check the property for you
  • You want to proceed on your own which is perfectly fine however you would appreciate some help

What would it be like if you

  • know you have asked all questions possible
  • and you have all the answers
  • know all information you can collect about the property in advance
  • are sure it is a good deal
  • are ready for the buying process

Maybe you are looking forward to owning a property. But you are still worried about the whole buying process. The more you think about it, the more you feel everybody will want to take advantage of you. You fear that you may lose money or buy a pig in a poke.

You don’t feel sure about the process. You do not know what to check about the property maybe you have some ideas but you are not sure about other questions you shall ask or other documents you shall collect. You want to make sure not to forget anything.

Those are the most common worries of my clients whom I guide through the purchase of a real estate property. Like you, they were worried about what they would have to do and what they would have to measure up to. They were worried about important documents written only in Czech, which they had to get familiar with and sign.

The process of buying a property in the Czech Republic

is not very simple.

And it is not just about knowing the law or knowing the language but also about:

  • Dealing with the estate agent, the seller, the bank
  • Negotiating the terms of the purchase

And most importantly, it is about getting peace of mind during and mainly after the process.

You may be telling yourself:

  • I pay the agent he/she will take care of me.
    Be very careful with this as the agent works for the seller who hired him. It is up to you to help yourself if you do not hire any professional to back you up.
  • I have some ideas what to ask about the property I want to buy. However I doubt to know all that I shall ask.
    And what if you had a checklist that would tell you what key documents to ask for and what questions to pose before you decide this is the one property you want to buy? And what to watch out to make your purchase safe?
  • I feel left on my own in this.
    The estate agent works for the seller because the seller hired them as mentioned above. And a mortgage adviser is usually and understandably only concerned with bank contracts and issues that the bank looks for. How can I make sure I know all to protect me?

You can print one for every property you go for viewings, fill them in and compare later on when you are taking final decision what property to buy, which one will be the winner for you.

    Advantage is you can go to see the property, you can step in and feel it. You can try how you would feel in each room and if you like this feeling. This is the base for your decision. However you cannot only follow your intuition there is much more you shall check before purchase. You can use this checklist to guide you.
  • 2. Existing house
    Again you have an advantage you can enter the property and feel how you like it from inside. And from outside. However as the property is standing there for years it is not new anymore. It is important to find out as much about the property as you can.
  • 3. Newly built residential unit
    There are specifics you shall check when buying a residential unit that is still under construction or which construction has not started yet. Make sure you ask the right questions.
  • 4. Newly built house
    The same applies for a house under construction or still being planned. It is good to know what to ask about and what to check before you decide to buy it and wait months or years for its completion.
  • 5. Plot of land
    You plan to build a house based on your own ideas and plans. First you need to buy a plot of land that is suitable for construction of such a house. Make sure you do not forget to ask about anything.
