How to search for your dream property?

You are having an idea of buying your own property. To have something permanent, only for you, without any rent and discussions with landlord whether you can stay for another year or whether they raise the rent again…

  1. Your first decision shall be WHAT you want to buy. A flat? A house?
  2. Second one is WHERE. In the city center or on suburbs? Which location? Location is crucial as you cannot change it in anyway. And it will affect your life in the property day and night.
  3. Further questions are about the PRICE you want to invest and about the area of the property, small, large, orientation to the South for having sun or to North for avoiding sun, elevator, balcony and other.

Maybe you have something that you want in your mind. There are no two real estates that would be the same. Everyone is unique. Maybe you are looking for a house with a garden but you find out you do not want to spend hours a week commuting to your work.

So you decide for an apartment on the ground floor with a small garden. Maybe you find out you do not want to take care of any garden and you prefer a balcony or a terrasse because the point is to drink your coffee on fresh air in the morning.

Maybe you find out you prefer to live directly in the city center to have everything very close and if you want some nature you just go for a trip during the weekend because there is no time for it during business days anyway.

Or maybe you have other requirements for your property and you just need to find out whether it is really what you want and what you need.

During viewings, you might find out that you would be rather looking for a land lot to build your own property on that as you do not like anything that was already built.

Or maybe you decide to buy something very small and you do not care much whereas you would like to spend your money on traveling for example instead of repaying your mortgage for ages.

But maybe you find out you really want to have a nice home with a large living room where you can invite all your friends.

If you are buying for your own living I recommend staying in the property and paying attention to how you feel there.

  • Are you feeling OK?
  • Or is there anything disturbing you?
  • Can you imagine really living there?  

You shall follow your feelings as you will be the one spending part of your life in the property (even if you come only for sleeping it is still most probably more than you spend somewhere else – maybe not counting your work). 😊

If you are buying for investment you count the numbers. You make your investment plan and you check whether the numbers match your plan.

We went to about 30 viewings before we came to the apartment we finally bought and we knew in the first minute THIS IS THE ONE.

And it was the last one we wanted to go for viewing as we became very tired of all those viewings in several months. We wanted to take a break to relax a bit before starting again. And it was the one. It was very expensive at that time however I do not regret a single crown paid for it. Now after 14 years, the price has doubled. It was very much worth it.

Take your time to go for viewings. It does not cost anything except your time. Take this time as the best investment to find the right place to purchase.

My greatest advise is GO FOR VIEWINGS. As many as possible. To find out what you really want and finally to choose THE ONE property you want to buy.
